Water Damage Restoration La Cañada Flintridge
Water damage restoration La Cañada Flintridge homes get from RestoKleen starts with finding where the water went, then drying the structure and removing any mold. On this job, a slow leak inside a kitchen wall had damaged the kitchen floor and run down into the crawl space, where mold had started. We found it with thermal imaging and moisture meters, dried the kitchen and crawl space, and removed the mold under containment.
La Cañada Flintridge sits in the foothills of the San Gabriel Mountains, and many hillside and older homes here are built over crawl spaces. Water from a leak above can run down into one, and because it’s dark and closed off, mold can start there first. RestoKleen is based at 3600 Foothill Blvd in Glendale, a short drive west on Foothill Boulevard. We start with a free inspection, and we respond within 60 minutes of your call. IICRC certified, EPA certified, CSLB #1047297. Part of our water damage restoration service across Los Angeles County. Se habla español.

In February 2023, a La Cañada Flintridge homeowner called us about water damage in their kitchen floor. There was no standing water, and they couldn’t see where it was coming from.
What We Found
A pipe inside a wall had been leaking slowly into the wall cavity, and the water had run down into the crawl space under the kitchen. The kitchen flooring was damaged, and conditions in the crawl space had already started to support mold growth. The damage had been building for some time before anyone saw a sign. That’s typical of a hidden leak. It isn’t a burst-pipe flood. It’s damage that has already spread by the time someone notices.
Found the Source
We used thermal imaging and moisture meters to map every wet area. Water inside a structure rarely stays where you can see it. It moves along framing, into insulation and across the underside of the subfloor. Here the leak was in a wall cavity, with more damage in the crawl space directly below.
Stopped the Leak First
The active leak was dealt with before drying began, so we weren’t drying a house that was still getting wet.
Dried the Kitchen and the Crawl Space
We removed the remaining moisture and set up commercial air movers and dehumidifiers in both areas. The crawl space mattered most: that’s where the mold had started, and an incomplete dry-out there would let it come back.
Removed the Mold
Because mold was already growing, the job included mold remediation: containment, removal of the affected materials and antimicrobial treatment. Crawl space mold has to be dealt with fully, because spores can reach the living space through gaps in the subfloor and through the HVAC system.
Put the Kitchen Back
Once the structure was dry and the mold was removed, we restored the affected kitchen flooring and crawl space materials.
This job took longer than a simple extraction, because the damage came in stages: a leak, a wet structure and then mold. Skip a stage and the mold comes back. The homeowner’s insurance covered the work. We gave their adjuster photos, moisture readings and the scope of work throughout the job.

Our Water Damage Restoration Process
Free Inspection & Moisture Mapping
Every job starts with a free inspection. We use thermal imaging and moisture meters to find every wet area, including water inside walls, under floors and in the crawl space.
Stop the Water & Extract
We make sure the source is stopped, then pump out standing water and pull water out of carpet and pad.
Remove What Can’t Be Dried
Soaked drywall, insulation and flooring that can’t be saved are cut out and hauled away. We photograph what we remove for your records.
Structural Drying
Commercial air movers and dehumidifiers run until moisture readings in the framing and subfloor are back to normal. We check readings as the structure dries.
Mold Check & Putting It Back
If mold has started, we remove it under containment. Once the structure is dry, we can also restore the affected drywall and flooring.

Signs of a Hidden Leak in Your La Cañada Flintridge Home
Hidden leaks show up late. A slow drip inside a wall or under a floor can run for weeks before you see a stain. Call for an inspection if you notice any of these:
- A floor that warps, lifts or feels soft, especially in a kitchen, bathroom or laundry room.
- A musty smell in a room or coming up from under the house.
- A water bill that jumps with no change in how much water you use.
- Stains or bubbling paint on walls, ceilings or baseboards.
- Damp soil or standing water in the crawl space, or a crawl space that smells damp.
Water damage we handle in the foothills
- Hidden pipe leaks in walls and under floors. Like the kitchen job above, they grow slowly. Finding them early keeps the damage small.
- Pinhole leaks in older copper pipes. Older copper supply lines can develop small leaks that drip inside walls and ceilings for weeks.
- Slab leaks. A leak under a concrete slab can push water up through the flooring. We use thermal imaging and moisture meters to narrow down the wet area so less of the floor has to be opened. A licensed plumber repairs the line, and we handle extraction and drying.
- Water heater failures. A failed tank in a garage or closet can put a lot of water on the floor fast.
- Sewer backups. Sewage is Category 3 water. It needs protective gear, removal of soaked porous materials and disinfection. See our sewage cleanup service.
- Storm water. Heavy winter storms can push water under doors, through foundation cracks and into hillside garages.
Wet building materials need to dry fast. The EPA recommends drying them within 24 to 48 hours to prevent mold growth. Read how mold follows water damage in Los Angeles homes.
While you wait for us: shut off the water at the main valve. If water is near outlets or fixtures, turn off that circuit at the breaker, but only if you can reach the panel without standing in water. Take photos before anything is moved or thrown out.

La Cañada Flintridge Water Damage FAQ
How fast do you respond to water damage calls in La Cañada Flintridge?
We answer 24/7 and respond within 60 minutes of your call. Our headquarters is at 3600 Foothill Blvd in Glendale, a short drive west of La Cañada Flintridge on Foothill Boulevard. Call (833) 675-5336.
How much does water damage restoration cost in La Cañada Flintridge?
It depends on how much water there was, how long it sat, how far it spread and what has to be removed. One wet room costs far less than water that has reached the walls, the subfloor and the crawl space. The inspection is free, and you get a written estimate before any repairs begin.
How long does water damage restoration take?
It depends on how much water got into the structure. We take moisture readings until the structure is dry. Jobs where mold has started, or where a crawl space also has to be dried, take longer. The kitchen job on this page took several days from start to finish. You get a timeline before we start.
I think I have a hidden leak but can’t see any water. What should I do?
Watch for a jump in your water bill, a musty smell, stains on walls or ceilings, or floors that warp or feel soft. If you suspect a leak you can’t find, call us. Thermal imaging and moisture meters can find hidden water before it becomes a bigger problem.
Do you handle water in crawl spaces under hillside homes?
Yes. Water from a leak inside a wall or under a floor often runs down into the crawl space, and because it’s dark and closed off, mold can start there first. We map the wet area with moisture meters, dry it with air movers and dehumidifiers until readings are back to normal, and remove any mold under containment.
Will my homeowners insurance cover water damage?
Most policies cover sudden, accidental water damage, such as a burst pipe or a failed supply line. Slow leaks that went on for a long time are often excluded, and flooding from outside usually needs a separate flood policy. We photograph and document the job and work with your adjuster, but your policy decides what’s covered.
